Building Standards

Roof

1. Replacement shingles on the buildings must be approved by board for both in color and style. (Contact Board of Directors concerning any questions or deviations.)

2. Minimum 25-year warranty architectural shingle must be used.

3. All old shingles must be removed before new ones are installed.

4. Guttering: Guttering is required and may not be eliminated.

  • Must be adequate for drainage purposes as determined by the Board.
  • Must be cleaned on a regular basis – minimum once per year.
  • Must be at least 4 inches wide but no more than 6 inches wide.
  • Must be white.

Siding

1. 4' x 8' 8' on center grooved panels – cement board (Hardie Panel).

2. Refer to installation instructions.

3. Caulked between sheets and around windows, etc. with paintable caulk.

Windows

1. If changed from original, the new windows must be approved by the Board.

2. Replacement must have the same frame, pane framing and dimensions.

3. Owner is responsible for first caulking, then priming and painting after installation. If building painting by the association is imminent, then owner is only responsible for caulking and priming.

4. Owner must replace any broken panes in a timely manner.

5. Screens must be properly maintained or removed.

Doors

1. Front

  • White or color matching the building.
  • Steel panel style.
  • Opening size may not be changed.
  • Door trim should match the original.
  • Screen doors may be installed but they must be properly maintained or removed.

2. Back

  • Sliding doors may be replaced with French or patio style doors with Board approval.
  • Opening size may not be changed.
  • Trim should match the building trim color.
  • Owner is responsible for first caulking, then priming and painting. If painting of entire building is imminent, then owner is only responsible for initial caulking and priming only.

Trim

1. Must be repaired and painted in a timely manner when necessary.

2. Replacement material must be fiber cement siding (Hardie Board)

3. Trim style and placement may not be changed.

Painting

1. Grade and color must match the building color. (Take sample to match if weathered, etc. or paint entire area.)

2. Primer may be tinted and used as first coat.

3. Color choices will be provided and approved by the Board. Color scheme for each building can be obtained from the board.

4. Owner is responsible for caulking new paintable services using paintable caulk.

Patios / Carports

1. Not to be used for storage. The Association has the right to remove anything deemed unsightly according to its Bylaws.

2. Not to be enlarged in any way, including (but not limited to) by use of bricks or paving stones.

3. May not detract from building appearance. Must be kept neat and clean.

4. May not be painted but they may be re-surfaced with Board approval.

Chimney Maintenance

1. The Board suggests chimneys be inspected and cleaned. If needed, at least once per year.

2. If sealer is needed the Board must approve its color.

3. Any change in the exterior appearance of a chimney requires Board approval.

Common Ground Usage

1. Requests to change Common Ground must be submitted in writing (with diagram if applicable) to the Board for approval.

2. Any changes must be removed upon Board request and area returned to its original condition within 30 days.

3. Any changes to Common Ground must be removed and area returned to original condition upon sale of Townhome unless Board approves of leaving the change(s) in place.
